Casa Minha applies the principle of land value capture as a core tenet of its business model. By assigning real value to the land resident currently lives on, Casa Minha allows poor people to benefit, financially and materially from the land they occupy.
Our model assigns a land value that is approximately equivalent to the construction cost of one of the two units. The sale of one unit can finance the construction of two units plus enough margin to cover management and capital costs.
In our preferred growth scenario the model reaches sustainability after year three.
Casa Minha will also explore financing solutions with residents and credit institutions to offer a right of first refusal to purchase the second home built on their original plot.
